Home Prices Around Clarksville: Where They're Going Up and Down

Some nearby towns saw bigger price jumps than others over the past year

If you've been watching home prices around Clarksville, you're not alone. The housing market has been on quite a ride over the past few years, and things are still shifting.

Some towns in the Clarksville area saw home prices go up this year, while others saw them dip a bit. Let's take a look at what's happening with home values in Clarksville and the surrounding areas.

What the Numbers Show

Data from Zillow shows that the typical home value in the United States hit $362,117 in October, just 0.1% higher than the year before. That's a much slower pace than we saw during the height of the pandemic housing boom. Rising mortgage rates have cooled things down, and some places even saw prices drop compared to last year.

But not everywhere. Some cities in the Clarksville, Tennessee area are still seeing home prices climb, even with higher interest rates and fewer buyers competing for properties.

Top Five Cities with the Biggest Price Gains

Here's where home prices grew the most over the past year in the Clarksville area:

Hopkinsville, KY prices went up 5.9% to $192,613, adding $10,802 in value over the year.

Cerulean, KY rounded out the top five with a 5.3% gain. Homes there now typically sell for $185,370.

What About Clarksville?

Clarksville itself saw a small dip of 0.4% over the past year, with the typical home value at $316,994. That's down $1,218 from last year. But if you zoom out to a five-year view, home prices in Clarksville are still up 44.7%—that's nearly $98,000 in growth since 2019.

Some other nearby towns also saw prices drop slightly over the past year, including Cumberland City (down 8.1%), Stewart (down 4.9%), and Dover (down 2.9%).

Even with those dips, most of these areas have still seen significant growth when you look at the longer five-year trend.
